Tax RatesThe real City tax increase in 2010 is 3.7%. All Properties - The Capital works base tax remains the same at $100.00 per property targeted towards capital improvements in core services such as arterial roads, sidewalks, drainage, traffic control and intersections. Residential - Has experienced growth of 2.2%. The combined base taxes will increase $60/month due to the increased cost of operating the Fire/RCMP. The mill rate increase of 0.5 mills results in an overall tax increase of 3.7%. Gallagher Center Upgrade has decreased from $140 to $100 since the internal loan has been paid. Multi-Unit - Significant changes have been made to this property class to re-align them with condominiums. Commencing in 2010, the existing base taxes will apply to every residential self-contained dwelling or unit. Four-plex's and apartments will pay a base tax per suite which will increase their taxes from 2008 by 12%. These changes will be phased-in for those properties excluding new improvements that are experiencing a combined tax dollar levy greater than either 2008 or 2009. The increase will be phased in such that 50% of the change is implemented in 2010 and the balance of the increase implemented in 2011. Commercial - Collectively this sector will experience a tax decrease of 1.7% in an effort to move back to an effective tax rate where commercial pays 2x more than residential rather than 2.21x.
* The province has set up a tiered mill rate system for commercial and like properties. Properties are taxed at 12.25 mills on the first $499,999 of assessment, 15.75 mills on $500,000 to $6,000,000, and 18.55 mills for any assessment greater than $6,000,000.
